The Property Inspector & Administrator plays a pivotal role in ensuring the smooth functioning and maintenance of properties under management. This multifaceted position combines the responsibilities of inspecting properties, assessing their condition, coordinating necessary repairs and maintenance, and managing administrative tasks related to property management.
Key Responsibilities:
Property Inspection: Conduct thorough inspections of properties to assess their condition, identifying any areas in need of repair, maintenance, or improvement. This includes both interior and exterior inspections to ensure compliance with safety and quality standards.
Maintenance Coordination: Coordinate and oversee maintenance and repair work, liaising with contractors, vendors, and maintenance personnel to ensure timely and efficient resolution of issues. Prioritize tasks based on urgency and budgetary constraints.
Administrative Duties: Handle administrative tasks related to property management, including but not limited to lease agreements, rental payments, tenant communications, and documentation management, reporting. Maintain accurate records and databases pertaining to property inspections, maintenance activities, and tenant interactions.
Tenant Relations: Serve as a point of contact for tenants regarding maintenance requests, inquiries, and concerns. Address tenant issues promptly and professionally, striving to maintain positive relationships and high tenant satisfaction.
Compliance Monitoring: Stay abreast of relevant laws, regulations, and codes pertaining to property management, ensuring properties remain in compliance with all applicable requirements. Take proactive measures to address any compliance issues that may arise.
Financial Management: Assist in budget planning and management for property maintenance and repair expenses. Monitor expenditures to ensure adherence to budgetary constraints and identify cost-saving opportunities where possible.
Emergency Response: Act as a point of contact for emergency situations, such as property damage, utility failures, or other crises. Coordinate emergency response efforts and ensure the safety and well-being of tenants and property assets.
Qualifications:
Excellent organizational and multitasking skills, with the ability to prioritize tasks effectively.
Exceptional communication and interpersonal skills, with a customer service-oriented approach.
Proficiency in property management software and Microsoft Office applications, Excel etc
Attention to detail and a proactive attitude towards problem-solving.
Previous experience in property management, real estate, or a related field is preferred.
