Debono Group Holdings in Malta is currently looking to recruit a Property Manager to join their team on a temporary basis.

Overview:
We are seeking a highly skilled and experienced Property Manager to oversee our company property portfolio and ensure that the mixed portfolio of commercial and residential properties is managed well and consistently generates target returns. This applies to investment properties leased to 3rd party tenants together with own-use facilities which the Group operates in delivery of its services. The successful candidate will be responsible for managing all aspects of property operations, financial performance, maintenance, leasing activities and tenant relations.

Responsibilities
1. Portfolio Management:

  • Oversee a portfolio of properties and ensure they are maintained to the highest standards
  • Develop and implement property management strategies to maximize asset value and achieve target returns
  • Conduct regular property inspections to assess conditions and identify maintenance needs
  • Monitor market trends and analyze property performance to make informed decisions
  • Identify any opportunities for portfolio investment or divestment and present these to senior management.

2. Tenant Relations:

  • Oversee tenant lease agreements, renewals, and negotiations to optimize occupancy rates and rental income
  • Maintain a positive and productive relationship with tenants.

3. Financial Management:

  • Prepare and manage property opex & capex budgets, ensuring expenses are within budgetary constraints and revenue targets are met
  • Review monthly management accounts and reports to track property performance and identify areas for improvement
  • Liaise with the external auditors during the statutory audit process.

4. Maintenance and Repairs:

  • Coordinate and oversee property upkeep activities, ensuring that work is completed in a timely and cost-effective manner
  • Develop and maintain relationships with suppliers, contractors, and service providers
  • Implement preventive maintenance programs to prolong the life of property assets and minimize disruptions
  • Liaise with architects, project managers and contractors in the event of any upkeep and development works.

5. Leasing and Marketing:

  • Develop and execute marketing strategies to retain and attract new tenants
  • Conduct market research and analysis to determine optimal rental rates and leasing terms
  • Advertise and market vacant areas and attract tenants.


Requirements:

  • Proven work experience in property management, preferably of around 3 years, with a track record of successfully managing commercial and residential properties
  • Be a team player and a problem solver with attention to detail and be able to liaise effectively with the maintenance department
  • Strong knowledge of property management financial acumen, market trends, industry norms and regulations
  • Excellent communication and negotiation skills, bottom-line orientation and interpersonal skills
  • Ability to prioritize tasks, manage time effectively, and work independently
  • Proficiency in Microsoft Office Suite
  • Valid driver's license and reliable transportation
  • Bachelor's degree in Business Administration, Real Estate, Finance, or related field (preferred).
